Landlord Gas Safety Certificates (CP12)
Annual CP12 gas safety inspections carried out by Gas Safe registered engineers. We work with private landlords, letting agents and property management companies — certificates issued on the same day as the inspection.
The Gas Safety (Installation and Use) Regulations 1998 require all private landlords to have a Gas Safety Record — commonly called a CP12 — carried out annually on every gas appliance in their rental property. This isn't optional, it isn't conditional on the property's age, and it applies to every rental property. Failure to comply can result in unlimited fines, six months imprisonment, and — most seriously — genuine danger to tenants.
If a landlord cannot produce a valid, in-date Gas Safety Record, they face prosecution, an unlimited fine and up to six months in prison. In the event of a gas-related incident at a property without a valid CP12, landlord liability is essentially unlimited. No managing agent or letting agency will manage a property without one — and most mortgage lenders and insurers require annual gas safety certification as a condition of cover.

Frequently Asked Questions
Every 12 months without exception. The annual Gas Safety Record (CP12) must be renewed each year by a Gas Safe registered engineer. There are no exemptions based on property age, appliance type or tenancy duration.
Yes — the law requires landlords to provide tenants with a copy of the current Gas Safety Record within 28 days of the inspection, and to new tenants before they move in. We arrange for the certificate to be issued digitally to both you and your tenant on the same day.
Yes — and we strongly recommend it. Booking the annual boiler service and the CP12 inspection in the same visit saves both time and cost. The engineer carries out the service first, then the safety inspection.
A landlord must take all reasonable steps to carry out the annual gas safety check. If a tenant refuses access, write to them formally explaining the legal requirement and make at least two further appointment attempts, keeping records. We can provide written confirmation of appointment attempts for your records if required.
All landlord-supplied gas appliances are covered — typically the boiler, gas fires, gas hobs and any other gas-burning appliances. Tenant-owned portable appliances are the tenant's responsibility. We inspect all associated flues, pipework and safety devices.
